Miami Club operator wanted

Ever thought about entering what is arguably the number-one club market in the US? Here’s your chance to do it, without having to buy a club!

Whether you’re a seasoned professional or an aspiring club owner, this might be the deal you’ve been waiting for. The proprietor of a club in South Florida is looking for someone to take over and turn his club into something of their own. As the club operator, you would have complete control over the venue’s name, staff and business approach.

Just minutes from Miami International Airport and Downtown Miami, this 4,985-square-foot venue has a 250-person capacity. Visible from the highway at the center of Hialeah’s medical hub, it is an ideal location.

Gutted and remodeled

Before working with contractors on renovations, Carrie Campbell, President of La Camp Construction & Consulting, compared the interior of the club to a barn, referring to its high ceiling and exposed wood beams. These were some of the first things to go during the remodel.

“We encased the ceilings, making it lower, and placed a brand new, state-of-the-art lighting system, fog machine and sound system behind it,” Campbell shares. “Dropping down the ceiling also significantly improved the sound quality of the music and made the club feel more like home.”

In addition to a lowered ceiling, the club furthermore features an updated kitchen, security system, plumbing and ATMs. Campbell also had a new stage, bar and blacklight-reactive carpeting installed. A DJ booth sits on the left side of the stage and is accessible from the dressing room, which the entertainers love.

Additionally, the office underwent major renovations, during which a new safe, computers and software were brought in. However, the club’s best feature, according to Campbell, is its new dressing rooms featuring brand new showers.

“The girls will love the locker room,” she exclaims. “Actually, I love the locker room. Basically, the club is entirely brand new. It was just the shell of a club that we took in and rehabbed, for lack of a better term.”

Hialeah, Florida in a nutshell

Nestled in an upper-middle-class neighborhood in Hialeah, Florida, the club is located in the city’s medical hub. Across the street is one of the country’s largest hospital chains, while a nursing school and ambulance shop sit just up the road. Like the neighborhood, the club attracts a mix of customers.

“We get a lot of blue-collar workers in there during the daytime for lunch,” Campbell shares. “In the evening we get more of the middle-aged white-collar workers on their way home from work and by 10 o’clock, it’s mostly all party-goers.”

Agreement terms

The club operator contract requires business owners to acquire both business and property insurance. An EIN number and bank account under the business’s name are needed to apply. Once approved, the club operator must put down a security deposit and have all participating parties on-site for a walk-through.

The agreement fee will be due on the first of every month. Any food, liquor or beer in the club at the time of the transition will be gifted to the club operator to help get the business started. Management will provide club operators with access to the club’s security cameras and will retain access themselves. The bar comes equipped with Berg Liquor Controls, which must remain and not be tampered with.

If they’d like, the club operator can apply for a 24-hour license to keep operations running all night long.

“We are allowed to be open and operational 24 hours Monday through Sunday,” Campbell explains, “but from 5 to 7 a.m., we have to stop serving alcohol. If that’s a route they want to go down, then I will absolutely help them get a 24-hour license for an additional fee.”
